A short film

Example Court, from a confusing bill to a plain one.

Silent. There is no audio in this film. Example Court is made up.

The problem

Leaseholders ask the same three questions.

Each one lands in your team’s inbox, again and again.

  1. 01

“What do I owe, and why?”

Bills arrive as tables of schedules and percentages, with nothing in plain English.

  2. 02

    “Has anyone read my message?”

Emails go into an inbox, and nobody can see when a reply will come.

  3. 03

    “When will it be fixed?”

Repairs disappear into a ticket number, with no owner and no date.

Why Vemtri

Other portals show a balance. Vemtri explains it.

The bill, explained

Every line shows what it pays for and how each home’s share is worked out. Not a balance. Not a PDF.

One update, not four

Coming next One thread per repair. Leaseholders see progress, and your team isn’t buried in notification emails.

Report without a name

Coming next Leaseholders can flag a problem anonymously, so small issues get raised before they become big ones.

On top of your system

Keep your accounts where they are, including spreadsheets. Vemtri sits on top. No switch-over day.

Help beyond the service charge

Coming in the pilot Clear cover details, smarter repair reports and trusted help with your flat, lease and move.

Why now

The rules are changing. Leaseholders will expect to understand their bill.

From 2027, leaseholders in England start to see standard service charge demands and a yearly report under the Leasehold and Freehold Reform Act 2024. The RICS Service Charge Residential Management Code, 4th edition, has applied to residential leasehold management in England since 7 April 2026.

The new forms will tell leaseholders what they owe. Vemtri tells them why.

We’ll follow the final rules as they’re confirmed, rather than promise compliance early.

Why I built it

I’m a leaseholder, and I couldn’t follow my own service charge bill.

I’m a principal designer who helped build the Expedia Group design system and native apps, used by around 100 brands. I’ve spent 18 years making complex things easy to use without a manual. So I built something that explains the bill, line by line. Then I realised the same clarity saves managing agents time, because every answer a leaseholder can find is one your team doesn’t have to write.

Products

One platform, two views.

Your team works in Vemtri Manage. Leaseholders, and RTM or RMC boards if you choose, see Vemtri Resident. Both read the same figures, and both carry your brand.

Add Vemtri Automate when you’re ready: the routine jobs prepared, and your team approves what goes out. Coming next, at 50p per home per month. See Vemtri Automate · Pricing

Works with what you use

No migration. No switch-over day.

Your accounts stay where they are, and Vemtri explains them.

CSV and PDF import

Bring in a building’s budget as a CSV or PDF today. Direct imports from other systems are coming next.

Fully in your brand

Leaseholders see your name, logo and colours.

You approve first

Nothing goes to leaseholders until your team publishes it.

Your figures, untouched

Vemtri explains them. It never judges them.

Never your clients’ money

Payments will go through your payment provider straight into your client account. Vemtri never holds client money.

We never manage blocks

Vemtri is software only. It will never compete with you for your buildings.

Honest about gaps

If a figure is missing or out of date, Vemtri says so instead of showing a zero.

For leaseholders

Want this for your building?

Vemtri is provided by your managing agent. Leaseholders can’t sign up on their own. Send your agent this note, and they can ask us for a demo.

Hello, I’m a leaseholder in your building. I’d like our service charge in plain English, with repair updates and our documents in one place. Vemtri does this for managing agents, alongside the system you already use. Leaseholders can’t sign up on their own. If it’s useful, you can ask for a demo at hello@vemtri.com. Thank you

    See it in your brand

Both views, Manage and Resident, with your name, logo and colours, ready for you to check.

  3. 03

    You approve and publish

Nothing reaches leaseholders until your team says so.

  4. 04

    You get the numbers

We agree what to count before we start. You get those numbers, whatever they show. How we count them

Questions

Questions agents ask.

Something else on your mind? Ask us on a demo call.

Do we have to change our block management software?

No. Vemtri works on top of the system you already use. Start with a building’s budget as a CSV or PDF file.

How is this different from the portal in our block management software?

Most portals show a balance, a statement and PDFs. Vemtri explains each charge in plain English. One thread per repair is coming next. You keep your current system for the accounts.

Will it carry our brand?

Yes. Leaseholders see your name, your logo and your colours.

Will Vemtri ever criticise our charges?

No. It explains your figures in plain English, line by line. It never judges them, never decides whether a charge is fair, and never advises leaseholders against you.

Will Vemtri hold our clients’ money?

No. When monthly payments arrive in Vemtri Resident, they’ll go through your payment provider straight into your client account. Vemtri never holds client money.

How much does it cost?

£49 a month plus 30p per home per month, with full branding and unlimited team users included. Automate is 50p per home per month, and monthly payments are 50p per payment. Both are coming next. See pricing.

Can we use it today?

You can see it today with one of your own budgets: the management view, the leaseholder view, and budget import from CSV or PDF. Monthly payments and Vemtri Automate come next.

Where do the survey numbers come from?

From our leaseholder survey (11 responses so far). It’s a small, early sample, so we treat the results as strong signals rather than statistics. The Example Court figures elsewhere on the page are made up.
