A short film
The problem
Each one lands in your team’s inbox, again and again.
Bills arrive as tables of schedules and percentages, with nothing in plain English.
Emails go into an inbox, and nobody can see when a reply will come.
Repairs disappear into a ticket number, with no owner and no date.
From our leaseholder survey (11 responses so far)
got a clear answer when they queried a charge
want a plain-English breakdown of their bill
want repair tracking with updates
A small, early sample: strong signals, not statistics.
Why Vemtri
Every line shows what it pays for and how each home’s share is worked out. Not a balance. Not a PDF.
Coming next One thread per repair. Leaseholders see progress, and your team isn’t buried in notification emails.
Coming next Leaseholders can flag a problem anonymously, so small issues get raised before they become big ones.
Keep your accounts where they are, including spreadsheets. Vemtri sits on top. No switch-over day.
Coming in the pilot Clear cover details, smarter repair reports and trusted help with your flat, lease and move.
Why now
From 2027, leaseholders in England start to see standard service charge demands and a yearly report under the Leasehold and Freehold Reform Act 2024. The RICS Service Charge Residential Management Code, 4th edition, has applied to residential leasehold management in England since 7 April 2026.
The new forms will tell leaseholders what they owe. Vemtri tells them why.
We’ll follow the final rules as they’re confirmed, rather than promise compliance early.

Why I built it
I’m a principal designer who helped build the Expedia Group design system and native apps, used by around 100 brands. I’ve spent 18 years making complex things easy to use without a manual. So I built something that explains the bill, line by line. Then I realised the same clarity saves managing agents time, because every answer a leaseholder can find is one your team doesn’t have to write.

Products
Your team works in Vemtri Manage. Leaseholders, and RTM or RMC boards if you choose, see Vemtri Resident. Both read the same figures, and both carry your brand.
Demo ready
£49 a month, plus 30p per home. Your team’s workspace: every building, with its budget, repairs, questions and documents in one list. Import a budget, check it, and publish it once. Vemtri Resident shows the same update. The demo covers this view, and every person on your team is included.
Included
What leaseholders see, mobile-first and in the order they asked for: a plain-English bill breakdown, repair tracking with updates, and every document in one place. There is no separate charge for this view. A monthly Direct Debit with a running balance is coming next.
Add Vemtri Automate when you’re ready: the routine jobs prepared, and your team approves what goes out. Coming next, at 50p per home per month. See Vemtri Automate · Pricing
Works with what you use
Your accounts stay where they are, and Vemtri explains them.
Bring in a building’s budget as a CSV or PDF today. Direct imports from other systems are coming next.
Leaseholders see your name, logo and colours.
Nothing goes to leaseholders until your team publishes it.
Vemtri explains them. It never judges them.
Payments will go through your payment provider straight into your client account. Vemtri never holds client money.
Vemtri is software only. It will never compete with you for your buildings.
If a figure is missing or out of date, Vemtri says so instead of showing a zero.
For leaseholders
Vemtri is provided by your managing agent. Leaseholders can’t sign up on their own. Send your agent this note, and they can ask us for a demo.
Hello, I’m a leaseholder in your building. I’d like our service charge in plain English, with repair updates and our documents in one place. Vemtri does this for managing agents, alongside the system you already use. Leaseholders can’t sign up on their own. If it’s useful, you can ask for a demo at hello@vemtri.com. Thank you
How a pilot works
Your first building is free for 3 months. You approve what leaseholders see.
CSV or PDF. Then we walk through it together on a free 30-minute call.
Both views, Manage and Resident, with your name, logo and colours, ready for you to check.
Nothing reaches leaseholders until your team says so.
We agree what to count before we start. You get those numbers, whatever they show. How we count them
Book a demo
