The problem
Here’s what Vemtri Manage takes off your team.
Written and sent by hand, block by block. With Vemtri: drafted from the schedule, sent once you approve.
Repairs, messages and dates live in different places. With Vemtri: one list across every building.
A figure nobody can explain becomes a long email chain. With Vemtri: each line shown with what it pays for and how the share is worked out.
Final figures often depend on contractors, insurers and year-end accounts. With Vemtri: share the budget, the reasons and progress as you go, so a late invoice comes with context, not a shock.
When leaseholders can’t follow the bill, they organise. With Vemtri: a clearer bill can keep a building with you.
For managing agents
You publish a bill or a document once, and every leaseholder in the block sees it, explained. Your team can spend less time on the same answers, and more on the work clients pay you for.
Your team imports and checks the service charge budget, then publishes it.
Leaseholders open the breakdown and see what each line pays for.
If you add Automate, approved reminders go out on schedule.
Requests, activity and outstanding actions come back to one view.
Proof, not promises
On a pilot building, we count leaseholder questions for two weeks before Vemtri goes live, then compare after. You get the numbers, whatever they show.
Works with what you use
Bring in a building’s budget as a CSV or PDF file today, and Vemtri explains it.
Direct imports from the systems you already use for the accounts.
Nothing goes to leaseholders until your team publishes it.
Issues & repairs
A leak under someone’s kitchen sink isn’t your job, but it still lands in your inbox. Vemtri sorts reports before they reach you.
Leaseholders say where the problem is and what it is. Vemtri works out whether it’s the building’s responsibility or theirs, and only building issues become tickets.
Coming in the pilot When a problem is the leaseholder’s to fix, we tell them clearly and offer a vetted local trade. They get help today. You don’t get a ticket.
Set responsibility rules per building and link them to lease clauses. Vemtri never tells a leaseholder something your lease doesn’t say.
Reports for shared areas and the structure still come straight to you. Anonymous reports are coming next. So is a target from your own repairs policy, and a record of the issue you can download. The same problem from several homes can be one issue.
Partner offers · Coming in the pilot
Leaseholders need help with things you don’t manage: their contents, their own repairs, their lease, their move. Vemtri can offer that help inside your portal, under your brand.
Choose which offers appear in your buildings. Everything can be switched off.
Add your approved contractors. They always appear before ours.
Earn a share of every introduction fee from your buildings. It’s disclosed to leaseholders, like every fee.
We never sell or earn on buildings insurance, major works or anything paid through the service charge.
Why now
In England, the Leasehold and Freehold Reform Act 2024 brings a standard service charge demand, a yearly report for leaseholders, and a right to ask for papers going back six years. These rules aren’t in force yet. We’ll follow the final rules as they’re confirmed, rather than promise compliance early.
The RICS Service Charge Residential Management Code, 4th edition, has applied to residential leasehold management in England since 7 April 2026. The Approval of Code of Management Practice (Residential Management) (Service Charges) (England) Order 2026.
