Vemtri Resident

What your leaseholders see. And finally understand.

A plain-English bill, repairs leaseholders can follow, and every document in one place. Mobile-first, fully in your brand, and in the order leaseholders asked for.

Included with Vemtri Manage. There is no separate charge for this view. It carries your name, logo and colours, with Powered by Vemtri in the footer. Each leaseholder sees only their own home’s figures. See pricing

How it works

One place for everything about their home.

Leaseholders ask the same three questions: what do I owe and why, has anyone read my message, and when will it be fixed. Vemtri Resident answers them before they reach your inbox. Provided by your managing agent

01

Every charge in plain English

Each line of the bill says what it pays for and how the leaseholder’s share is worked out. The example year is £2,400, paid in two halves of £1,200. Most leaseholder portals show this as a single balance. Vemtri shows what each line is for.

Annual budgetExample
InsuranceCover for the whole building£620
Cleaning and gardensShared areas, windows and grounds£480
Repairs and safetyFire checks, door entry, small repairs£430
ManagementAgent fees, accounts and legal£390
ReservesSaving for big works later£300
LiftsUpkeep, checks and the lift phone£180
For the year£2,400
02

Repairs they can follow

Reported, assigned, booked, fixed. Leaseholders say what the problem is and where it is, and the same problem from several homes can be one report. One thread per repair, the choice to report without a name, a target from your own repairs policy, and a record of the issue they can download, are coming next. Responsibility triage is coming next. Vetted trades are coming in the pilot.

Questions with context

Leaseholders pick the charge they’re asking about, so your team knows what they mean.

Ask about your billExample

Why do we pay into reserves?

Reserves are money put aside each year for big jobs, like a new roof or lift. It keeps the bill steady, so nobody gets one large charge later.

Coming next

The yearly report, explained.

From 2027, leaseholders will receive a yearly report in a standard format. Vemtri will show it the same way as the bill: line by line, in plain English. We’ll follow the final rules as they’re confirmed.

Coming next

Monthly payments, with a clear running balance.

One leaseholder in our survey told us they want to pay monthly, but their quarterly balance leaves out the current month, so working out a monthly amount goes wrong. We’re designing a monthly Direct Debit journey with a running balance that’s always up to date, so nobody gets a catch-up bill.

Payments will go through your payment provider straight into your client account. Vemtri never holds client money. Not live yet: no money is taken today.

Building insurance

Know what you’re covered for

Coming next Your building insurance is paid through your service charge, but most people have never seen the policy. Vemtri shows you what it covers, in plain English.

Your building’s policy

Who the insurer is and when it renews
Your share of the cost, and how it’s made up
The excess on a claim
What’s covered, and what isn’t
How to start a claim

Where your agent charges a fee for arranging insurance, you’ll see it.

Coming in the pilot

Help with what the building doesn’t cover

Some things are yours to sort out. When they are, we’ll tell you clearly and point you to someone who can help.

Your belongings

Building insurance covers the structure, not what’s inside your flat. Compare contents cover in a few taps.

Repairs inside your flat

Leaks, locks or electrics that only affect your flat are usually your responsibility. Book a vetted local trade, or use your own.

Your lease

See how many years are left. Get a valuation if you’re thinking about extending.

Moving or letting

Request your sale pack, then find a conveyancer, mortgage adviser or removals firm when you need one.

Straight about money

Every fee is shown

If Vemtri is paid for an introduction, you’ll see how much before you continue.

Your details stay with you

We only share them with a partner when you tap to do so.

Never your service charge

We don’t earn on anything you pay through it.

Questions

Who sees what.

Leaseholders get Vemtri Resident through their managing agent, in your brand. RTM and RMC boards can see their building, with the same figures you publish, through access you provide.

Who can see a leaseholder’s bill?

By design, each leaseholder sees only their own home’s figures. Detailed permission controls and an audit trail are planned, not built yet.
